Loan notices

What if my mortgage payoff statement is delayed or wrong?

Plain answer

A payoff amount is what it takes to fully satisfy the loan as of a date you choose—not just the current balance. Federal mortgage servicing rules generally give the servicer seven business days after a written request to send an accurate payoff statement. If the quote is late, refused, or wrong, send a Notice of Error and complain to the CFPB if it stays unresolved.

Time-sensitiveSave your written payoff request, any quote you received, and closing or refinance deadlines. Request an accurate payoff amount in writing, then send a Notice of Error if the statement is late, refused, or wrong.
First move

Write down the date you asked for the payoff, the good-through date you need, and any quote or refusal you already have before you call again.

This notice

Your letter, email, or portal message is about a payoff quote or payoff statement that never came, came late, was refused, or shows an amount you say is wrong.

This is not LIVE mortgage-lien-not-released-after-payoff. That guide is for after you already paid the loan in full and the lien still shows. This page is about getting an accurate payoff amount so you can close, refinance, or pay off.

This is not LIVE mortgage-notice-of-error-no-response. Keep that page when a written Notice of Error or information request got no acknowledgment or no answer. You may still use a Notice of Error here when the payoff itself is late or inaccurate.

The CFPB page What is a payoff amount and is it the same as my current balance? says a payoff amount is what it takes to fully satisfy the loan as of a date you choose. It is different from a current balance. It can include interest through that date and unpaid fees. If you are paying early, a prepayment penalty may apply when your contract allows one. Once you request a payoff amount on a dwelling-secured loan, the Ask page says servicers must provide an accurate statement of the total amount required to pay off as of a specified date.

The CFPB page Your mortgage servicer must comply with federal rules says that if you write to ask how much it costs to pay off your mortgage, the servicer generally has seven business days after receiving your request to answer. The same page says that if you believe the servicer failed to tell you the accurate amount to pay off in full, you can send a written notice of error. Regulation Z § 1026.36 covers payoff-statement duties. Regulation X § 1024.35 covers error resolution.

Recent CFPB complaint themes describe title companies waiting on payoff quotes, servicers delaying during a transfer, and payoff letters that add fees borrowers say are not owed. Official Ask and servicing-rule pages win any tip that says to “just wire whatever the portal shows” without a dated payoff statement.

Official path

  1. Save your written payoff request, any portal ticket number, emails, the good-through date you need, and every quote or refusal you received. Keep your note, recent statements, and closing or refinance timeline.

  2. Request an accurate payoff amount in writing if you have only called. The Ask page What is a payoff amount… says to request the payoff from your lender or servicer and that an accurate statement is required after you ask. Use the address on your statement for written requests when one is listed.

  3. Check the calendar against the seven-business-day clock. The federal-rules page and Know your rights handout say the servicer generally has seven business days after receiving a written payoff request to answer. Ask for a statement good through a clear date that matches your closing or payoff plan.

  4. Send a written Notice of Error or information request if the statement is late, refused, missing line items, or looks inaccurate. Use How do I dispute an error or request information about my mortgage?. Mail it to the notice-of-error address on your statement—not only the payment lockbox. Ask for a corrected payoff amount, a fee breakdown, and confirmation of any prepayment penalty claimed.

  5. Gather your loan papers if the dispute is about fees or a claimed penalty. The Ask page How do I get a copy of my mortgage documents? explains how to request copies. Compare the quote to your note and closing disclosures.

  6. Tell your title company, new lender, or housing counselor the request date and attach proof if a sale or refinance is at risk. Use Find a housing counselor or HUD’s counselor page (also (888) 995-HOPE).

  7. Submit a CFPB complaint if the servicer still will not send an accurate dated payoff statement. Attach your written request, any late or wrong quote, and your Notice of Error.

People on forums sometimes say to “estimate the balance and wire early.” The payoff Ask page and the seven-day servicing rule win that conflict: get an accurate dated statement, then dispute errors in writing.

What people reported

Often helps

  • Putting the payoff request in writing with a needed good-through date, then mailing a short Notice of Error that cites a late, refused, or inaccurate quote and asks for a corrected line-item statement.
  • Giving the title company the certified-mail proof and the seven-business-day clock so the closing team can escalate with the same facts.

Often fails

  • Only calling the general customer-service line and never mailing to the notice-of-error address, then learning the quote was never logged as a written request.
  • Wiring funds from a rough statement balance without a dated payoff statement, then fighting shortage letters after closing. Reddit threads on delayed or refused payoffs were partly reachable via public search; CFPB complaint themes about late or disputed payoff quotes track the same pattern. Official Ask and servicing-rule pages win any conflict.

Stop here if…

  • You already paid the loan in full and only the lien release is missing. Use the mortgage-lien-not-released-after-payoff guide.
  • You already sent a written Notice of Error and got no acknowledgment or no answer. Use the mortgage-notice-of-error-no-response guide.
  • The problem is a payment returned, refused, or held in suspense. Use the mortgage-payment-returned-or-held-in-suspense guide.
  • The paper is only a servicing-transfer notice. Use the mortgage-servicing-transfer-notice guide.
  • You received court foreclosure papers. Talk to a housing counselor or a lawyer right away—this payoff-statement page does not replace a court deadline.

FAQ

Is a payoff amount the same as my current balance?
No. The CFPB Ask page What is a payoff amount says the payoff amount is what you must pay to fully satisfy the loan as of a specified date. It can include interest through that date and unpaid fees. A current balance on a statement may be lower or incomplete.
Is this the same as a lien that was not released after I paid off?
No. The mortgage-lien-not-released-after-payoff guide is for after you already paid in full and the lien still shows. This page is about getting an accurate payoff statement before or during payoff, sale, or refinance.
How many days does the servicer have?
The CFPB page Your mortgage servicer must comply with federal rules says that if you write to ask how much it costs to pay off your mortgage, the servicer generally has seven business days after receiving your request to answer. Some loans in foreclosure, bankruptcy, or reverse mortgages may take a reasonable longer time.
What if the payoff quote looks inflated?
Ask for a line-item breakdown in writing. Compare it to your note, recent statements, and any escrow or fee history. Then send a Notice of Error that says the payoff balance is inaccurate and asks for a corrected statement good through a clear date.
Should I miss my closing while I wait?
Tell the title company or new lender the date you requested the payoff and keep proof. Use the Notice of Error path and a CFPB complaint if the delay risks a failed closing. A housing counselor can help you plan next steps. This page is not legal advice.
